Seller's Guide to Marketing your Home
I talk to seller's all the time and some want to do to much to sell there property and then others are unwilling to do anything at all. This can handcuff your Realtor who is trying to do the best job possible to sell your home quickly and for the best price possible.
It got me thinking
that I should jot down a few things that are helpful to getting your home on
the market and sold in the best way for you the seller.

First things first,
and I don't want it to seem like I am only saying this for selfish reasons, but
hire a professional real estate agent. A professional is going to know the
market conditions in your area, they will be able to give you advise about your
property. They will be much more knowledgeable of the pricing of your home in
relation to other properties in your neighborhood. The latest NAR statistics
show that not only does a Realtor get your home sold substantially quicker, but
for 13 to 20 percent more money than if you try sell as a for sale by owner...
I will get off my soapbox now.
Now as far as the
house itself, before trying to sell your home, make it one people will want to
buy. Mow the grass, trim the bushes, water the grass. Clean up anything that
looks out of place like rolling up your water hose and any garbage that may be
around. Some inexpensive things you can do is planting some flowers, just general
yard beautification.
Now on the inside of
your home decide which improvements you can do that will give you the greatest
return on investment. Painting a nice neutral color is always a great place to
start if needed, fixing light fixtures, switches and replacing light bulbs are
also great and easy ways to make your home look fresh.
Your agent should take
care of marketing your home with professional pictures not with there cell
phone either! Also good street signage and brochures, flyers, and even postcards
to potential buyers. Your home should have a strong presence online through
major websites and social media as well. There are plenty more options that
your realtor can and should offer to you as well.
Now the next thing is,
you want to put your best foot forward when it comes to showing your home to
potential buyers. Keep the home clean and clutter free, maybe add some fresh
flowers. You want as much light as possible in the home and make sure the home
smells nice and fresh. Try to be as flexible as possible for showings as well
buyers have jobs too and scheduling time to see homes can be complicated, so if
you want your home to have the most reach it needs to be available as much as
possible.
